Millersville has old stone and block foundations, post-war ranches and newer subdivisions, all sitting on slow-draining Lancaster County clay. When water collects in the yard or seeps into the basement, the cause is usually outside the house and can usually be found. We come out, find where the water is coming from, and explain the simplest fix that will actually work.

Millersville homes and water

Millersville sits just south of Lancaster, with the Conestoga River along its western side and rolling farmland around it. The housing is mixed. Near the borough center and around the university campus there are older brick and frame houses, many with stone or block foundations and basements that were never built to stay dry. Further out there are post-war ranches, split-levels and newer developments built on land that used to be fields. Each type handles water differently, and each tends to fail in its own way.

Lancaster County soil holds a lot of clay, and clay drains slowly. After a long soaking rain, or when snow melts quickly in late winter, the ground around a foundation stays saturated for days. That water presses against the basement walls and finds the weakest point: a soft mortar joint, a crack in the floor slab, or the seam where the wall meets the floor. Summer thunderstorms bring the opposite problem. A lot of rain falls in a short time, the yard cannot absorb it, and it runs across the lawn and pools against the house.

What usually causes the problem

In most Millersville homes, the cause is outside the house, not inside it. The usual suspects are downspouts that empty right at the foundation, or into a buried pipe that has cracked or filled with roots and silt. Soil next to the house settles over the years, so the ground that once sloped away now tips toward the wall. Window wells often have no drain at all. Patios and walkways get poured flat or slowly tip back toward the house.

Older homes have their own issues. A stone foundation with mortar that has softened with age will let water through in many small places. In newer developments, the builder graded the yard once, and then landscaping, a shed, a fence line or a new patio changed the path the water used to take.

The signs are easy to spot once you know them: a white chalky line on the basement wall, a musty smell, paint peeling low on the wall, a damp strip where the floor meets the wall, standing water in the same low spot every spring, or mulch that washes out of the beds after every storm.

Drainage services in Millersville

We offer French Drain Installation for yards and foundations where water needs a clear path away from the house. Yard Drainage covers low spots, soggy lawns and runoff coming over from higher ground next door. Drainage Repair is for existing drains and buried pipes that have clogged, crushed or stopped carrying water.

For the inside of the house, we do Basement Waterproofing and Wet Basement Repair for basements that seep through the walls, leak at the joint where the wall meets the floor, or stay damp all through the wet months. Sump Pump Installation covers new pits and pumps as well as replacing a pump that has failed or runs constantly.

Outside, Downspout Drainage carries roof water well away from the foundation, and Grading and Regrading gets the soil sloping away from the house again. When a basement already has standing water, we offer Emergency Flooded Basement Drainage during our regular hours. We are not an after-hours service, so if your basement floods overnight or on a Sunday, call when we open and we will get you on the schedule as soon as we can.

Repair, add, or start over

Not every wet basement needs a full drainage system. Often the right fix starts outside and costs the least disruption: extend the downspouts, rebuild the slope along one wall, clear a buried line. When those fit the problem, they should come first.

A French drain makes sense when water is moving through the soil itself, such as along the uphill side of a house or across a yard that stays wet for days. Interior waterproofing with a sump pump makes sense when water comes up under the slab, or when an older foundation cannot practically be sealed from outside.

If you already have a drain, we check whether it can be repaired. A sound pipe with one failed section can usually be fixed. A drain laid without fabric, crushed by equipment, or never sloped properly usually has to be replaced, because patching it only moves the problem a few feet.

What a visit looks like

We start outside. We look at the gutters and downspouts, where they discharge, the slope of the soil along each wall, patios, walkways and window wells. Then we go down to the basement and look at the walls, the floor, the joint between them, any existing sump pit, and where the water marks are.

We will ask when the water shows up: after heavy rain, during snowmelt, or all the time. Timing tells us a lot about the source. Then we explain what we think is causing it and lay out the options from simplest to most involved, with what each one means for your yard and basement. If something small will solve it, we will say so. We go over the estimate with you before any work starts.
