Denver sits in a valley between two creeks, so wet basements and soggy yards are common after heavy rain. We are based in Lancaster and drive out to Denver for drainage work. Tell us what the water is doing and we will look at it in person.

Drainage in a valley between two creeks

Denver sits in a valley. Cocalico Creek runs along the west side of the borough and Little Cocalico Creek along the east, and the two join at the southern border. Cocalico Creek is a tributary of the Conestoga River and part of the Susquehanna watershed. For a homeowner, that shape matters. Rain that lands on higher ground around the borough moves downhill toward one of those creeks, and much of it crosses residential lots on the way.

Ground near a creek often stays saturated for days after a storm. A yard that looks fine in July can hold standing water in March, and a basement that is dry for months can seep after a week of rain. Lots on the lower side of a street also collect runoff from the lots above them, so a neighbour's downspout or a sloped driveway can send water your way without anything changing on your own property.

The borough covers about 1.3 square miles, so most homes are not far from one creek or the other. Being near a creek does not mean your house will flood. It does mean the soil has less room to take in extra water. When we look at a Denver lot, we work out where the water comes from, where it collects, and where it can safely go.

Wet basements and foundation seepage

In a high-water-table setting, the first sign is usually in the basement. Water collects at the joint where the floor meets the wall, darkens the lower course of a block or stone wall, or leaves a white mineral crust called efflorescence. Musty air and peeling paint on the lower wall point the same way. These all mean water is pressing on the foundation from outside and finding a way in.

The cause is usually hydrostatic pressure. Saturated soil pushes water against the wall and up through the slab, and any hairline crack, cove joint or pipe penetration becomes a path. Clogged or short gutter downspouts make it worse by dumping roof water right beside the footing. Fixing the symptom with sealer paint rarely lasts. The better fix removes the water: a drain at the footing, a sump pit that pumps it away, or exterior changes that keep roof and surface water off the wall to begin with.

Drainage services available in Denver

Our main work falls into three groups, and we offer all of them in Denver.

French drains

A French drain is a gravel-filled trench with perforated pipe that collects groundwater and carries it to a safe outlet. It suits yards where water sits and foundations where water collects at the footing. See our French drain installation page for exterior, interior, curtain and foundation drains, and dry wells.

Basement waterproofing

When water is already coming into the house, the work moves inside or to the foundation wall. That can mean an interior drain along the floor edge, a sump pump, crack repair or crawl space work. Our basement waterproofing page explains each option and when it fits.

Yard drainage

Some problems never reach the basement. Water pools on the lawn, runs off a driveway into a neighbour's lot, or erodes a slope. Yard drainage covers regrading, downspout drainage, catch basins, channel drains, swales, erosion control and culverts, along with commercial drainage.

What a drainage visit in Denver involves

We start by listening. You tell us where you see water, when it shows up and what you have already tried. Then we walk the property. Outside we look at gutters and downspouts, the slope of the ground against the house, driveway and walkway runoff, and any low spots. Inside we check the basement or crawl space walls, the floor joints, the sump pit if there is one, and any cracks.

We also look at the lot in relation to its neighbours and the nearest creek, because the path water takes across a Denver lot often starts well beyond your property line. After the walk-through we explain what we found in plain terms, which fix we would choose and why, and what else is worth considering. If a simpler change such as extending a downspout will solve it, we will say so. You decide what to do next, and nothing starts until you agree to it.
